This inspection is reviewed by the bank who is considering giving the buyer a loan. If the inspection lists any problems, the bank will tell the new buyer that they won’t give them a loan until the problems the inspector found are fixed. This will have to be done by a licensed contractor, not a regular handyman, which is obviously expensive. You will be expected to pay for this if you want to sell your house. 			<content:encoded><![CDATA[<p>We are a local business that specializes in buying properties for investment in the Hampton Roads area.  Sometimes we buy the ugly houses that require a lot of repairs other times <span style="color: #114c78;"><a title="home" href="http://www.757webuyhouses.com" target="_self">we buy houses</a></span> that are listed with brokers or for sale by owner (FSBO).</p>
<p>Just like any business we must make a profit but we don’t do it at the expense of our customers.  We typically make our profit because of who we know such as contractors, painters, carpenters, landscapers and real estate brokers.  We generally purchase enough properties in any given year to allow us to get discount prices on repairs, listing fees, materials and labor.  This is what allows us to be successful in business.   Despite what many may think our profit percentage is usually in the single digits but we are efficient enough to be successful.</p>
<p>We have many ways that we purchase properties including paying all cash.  The situation of the seller dictates the type of transaction that we can agree upon.  Some sellers need all cash while others are happy to agree on terms.  Terms can include a portion of cash with the remaining balance payable in X months or years.</p>
